Buying, selling, or leasing commercial property along the I-35 corridor? Infinity Family Properties & Associates brings the same military-precision diligence we run on every residential file — and seasoned commercial partners at the table on the assignments that call for them.
Here's the honest version: Infinity Family Group built its name on residential real estate and military relocation. Commercial is a growing side of our practice — not a decades-deep specialty — and we won't dress it up as one. You won't find invented credentials or inflated deal claims on this page, because that's not how we do business on any page.
What we do bring: a licensed Texas brokerage under the same roof as our residential and investment work, deep working knowledge of the San Antonio–Austin corridor — its growth corridors, its tenant base, its direction of travel — and the underwriting discipline we apply to every deal, residential or commercial. And when an assignment is large, specialized, or outside our lane, we bring seasoned commercial partners from our network into the deal with us, so you get senior-level coverage on the complex parts and one accountable point of contact throughout: us.
And if a deal is better served entirely by someone else, we'll tell you that too — and make the introduction. Straight talk first, commissions second. That's the offer.
Apartment properties of five units and up — priced on income, not comparables. A natural next step for residential landlords scaling up, and a 1031 destination we work with often.
Combined retail, office, and residential in one asset — common in the corridor's growing downtowns and main streets, from San Marcos to New Braunfels.
Storefronts, small strip centers, and pad sites along the corridor's high-traffic routes — for investors and for local businesses ready to own their location.
Professional and service office for owner-occupants and investors — including the medical and professional spaces a growing corridor keeps demanding.
Infill parcels and development land positioned along the I-35 growth path — evaluated for zoning, utilities, access, and what the corridor is actually building next.
In a triple-net (NNN) lease, the tenant pays base rent plus property taxes, insurance, and maintenance — the landlord's income is steadier and more predictable. In a gross lease, the landlord covers those operating costs out of the rent. Modified gross splits the difference. Who pays what changes the real return on the same building — it's the first thing we check in any lease.
Cap rate — net operating income ÷ price — drives commercial value far more than comparable sales do. Rates move with interest rates, asset class, lease length, and tenant strength: a long lease with a strong tenant prices differently than the same building month-to-month. We underwrite the actual income, then sanity-check it against the market.
If your business will occupy at least half the building, SBA financing can beat conventional commercial terms. The 504 pairs a bank loan with an SBA-backed portion for fixed assets — often a lower down payment and long-term fixed rates. The 7(a) is more flexible and can bundle property with other business needs. We coordinate with SBA lenders in our network to structure the right one.
