📋 THE VA LOAN PROCESS — STEP BY STEP

Six steps to closing day
  1. Get Your Certificate of Eligibility (COE) — Your lender can pull this directly from the VA portal in minutes. You can also request it at va.gov/housing-assistance.
  2. Choose a VA-Experienced Lender — Work with Jenn Bailey at Unity Group Home Loans — our preferred partner with deep VA loan expertise and an experienced background contracting with the FBI for added security.
  3. Get Pre-Approved — Pre-approval shows sellers you're serious and helps you move fast in competitive markets. Takes 1–3 business days.
  4. Find Your Home — Work with Ian Alkire to find VA-eligible properties in Central Texas. Most single-family homes qualify; condos require VA approval.
  5. VA Appraisal — The VA requires an appraisal by a VA-approved appraiser to confirm the home meets Minimum Property Requirements (MPRs).
  6. Underwriting & Closing — Typically 30–45 days from contract to close. Ian's team coordinates every step to meet your PCS timeline.
