🎯 WHICH ONE IS RIGHT FOR YOU?

Common Central Texas scenarios

First-time buyer with limited savings or credit below 680 — FHA is often the better fit. The lower credit floor and 3.5% down payment make FHA more accessible. The tradeoff is long-term mortgage insurance — plan to refinance once you've built equity.

Buyer with 20% down or a credit score above 720 — Conventional is usually the stronger choice. At 20% down, you skip mortgage insurance entirely. Strong credit earns you better rates and lower costs over the life of the loan.

Military family with VA entitlement available — Run the VA loan comparison first. VA loans offer $0 down and no PMI — often the best deal available to eligible veterans and active duty. Compare all three before deciding.

FREQUENTLY ASKED QUESTIONS

Conventional vs FHA, answered
Conventional loans require as little as 3% down for first-time buyers via HomeReady or Home Possible programs, though 5–20% is typical. FHA loans require 3.5% down with a credit score of 580 or higher, or 10% down with a credit score of 500–579.
With less than 10% down, FHA mortgage insurance (MIP) stays for the life of the loan. The only exit is refinancing into a conventional loan once you have 20% equity. In contrast, conventional PMI can be removed once your loan balance drops to 80% of the home's value and drops automatically at 78% LTV.
The 2026 conforming limit for conventional loans is $832,750 for a single-unit home in most of the U.S., including Central Texas. The FHA floor is $541,287 nationally for a one-unit home in 2026 — and $557,750 in the San Antonio metro — which is lower than the conventional limit in most Central Texas counties.
Conventional loans cover a broader range of property types including single-family homes, second homes, investment properties, and most condos. FHA loans are for primary residences only, and the home must meet FHA Minimum Property Standards. Condos must be on the FHA-approved list.
Military families with VA entitlement should run the VA loan comparison first. VA loans offer $0 down and no PMI — often the best deal available to eligible veterans and active duty. Compare all three loan types before deciding.
Yes, sellers can contribute toward closing costs on both loan types, though the limits differ. Ian's team negotiates seller concessions routinely for buyers in Central Texas.
